This can take place in your home, your office, in a café and at a time that is convenient to you. If there are two of you making the decision, we will want to meet with both of you at that time. If you are interstate or overseas, we can easily Zoom of Facetime with you at a time that suits.


It is important to realise when selling your home that all Sellers have one thing in common... they ALL want to get the most money they can for it. This fact can open you up to the danger of engaging an Agent that will lie to get your listing an overinflate the likely selling price.


Our appraisal will be unbiased and true, backed by industry knowledge and reports.

This will save you a lot of potential heartache later if your inflated desires are not met. These appraisals will be backed by years of experience and reports that are not “cherry picked”to fit an agenda of simply getting your listing by an Agent.

Engaging your Seller Advocate. Follow through on completing all forms, advice on legal documents, preparing the Vendors Statement and appointing your solicitor/conveyance.


To engage your Property Home Base Seller Advocate, all you need to do is complete the forms attached. (link to all forms). Once this has been done, you have empowered them to begin to act on your behalf and start to advise you on all aspects of the sale, including what paperwork you need to prepare to get your Vendors Statement ready. This is the form required by all sellers to provide to potential Buyers and you can not sell your property without it. We can make recommendations for a solicitor or conveyance if you do not already have one.

  • Choosing a Real Estate Agent to sell your house or home

    Firstly and probably most importantly is the selection of your Real Estate Agent. The wrong decision here could cost you thousands and thousands of dollars and huge amounts of stress. They all say they’re the best, so how do you choose? That is where your Property Home Base Seller Advocate will step in to support you. We know the questions that need to be asked to uncover the best selling Agent for your specific needs. Once selected, we hold them to account to do what they said they would do & when they said they would do it. Our unique interview process is thorough and precise. You can sit with us through these interviews or not, whichever suits you best. Together we will lay out all of the findings from the interviews side by side to make a well-informed decision. In this comparison process, we will take into account value for money with regards to their commission, advertising and marketing costs. Then, the final decision is ALWAYS yours. We are there to offer you professional advice that comes from years of real estate sales experience, to support you in making the right decisions.

    Property Home Base does not engage the same Property Agent, in the same area, every time. Your home and situation will guide us as to what will work best for you. We have NO affiliation with ANY Agents and do not receive ANY kickbacks or bonuses based on automatic or guaranteed selection. This is not the case with some Seller Advocates. We do, however, have very good relationships with some very good Real Estate Agents and work in an environment with them that is one of professional and mutual respect.

  • Should I stage my property?

    Once your Agent has been selected, it is time to assess what needs to be done to your property to present it in its best light and have it “market ready”. You will receive advice on this and also whether or not it is in your best interest to “stage” the property.

  • When to Auction?

    We will support you in having open times and (if applicable) an Auction time that suits you. Again, it is not a one size fits all solution, and your individual needs are of the highest importance to us.

  • Review Advertising

    We then review the advertising and marketing scripts and photos together prior to your property “going live” to ensure that the campaign will get the most out of the marketplace for you.

Step 4: The Campaign


The Campaign. Reporting directly to you and giving unbiased advise every step of the way on the status of your sale. Overseeing the results of all opens, advertising and marketing and monitoring the progress of these. Advising of any changes or adjustments that may be required to ensure your best result.

Your property is “live” and on the internet, the For Sale sign has gone up and your Sale has begun. This is a very exciting time, AND a very stressful time. What we are providing here is communication with you that is unbiased, so you do not receive any shocks later, and as often as you need to hear from us. We will be in constant communication with the Agent after Opens and getting weekly reports.

We will be reviewing them to see if there is anything missing in the Campaign, or if anything needs to be “tweaked” to get you a better result.

We will not hesitate to make any recommendations that we see that might make the difference along the way. We are ensuring that the Agent is doing what they said they would do during our Interview. This stage is all about communication. It is in the absence of this where most people become nervous and anxious. We are always available for you to talk about any aspect of the sale that you are uncertain of, or if you are feeling stressed in any way. We will do all that we can to reduce this, as quickly as we can.

Step 5: The Sale


The Sale. Guiding you to make the right decision with all offers and/or reserve price, including terms and conditions that are right for YOU! Seeing you through until when you move out at Settlement and the sale is complete.


In a Private Sale we will advise you on all offers and assist with the negotiations with the Agent on your behalf to ensure that you get the best outcome both with the sales amount and any terms, conditions and Settlement dates. We will continue to liaise with the Agent and communicate with you until all conditions have been met and the full deposit has been paid….communicating with you the entire time. With an Auction we will help you come to the reserve price based on the campaigns results and prepare you for the Auction. Knowing how this day (and the week prior) will go, will greatly assist you in feeling confident and in control on the day.

Once SOLD we will follow through on the paperwork to make sure all parties (your solicitor/conveyancer, your bank or mortgage broker, etc.) have all that they need to ensure there are no surprises on Settlement day and that the sale goes through smoothly for you.
