HOW DOES IT WORK?


This meeting can take place in your home, your office, in a café and at a time that is convenient to you. Yes after hours and weekends are fine! We will send our Advocate that has the most experience in your particular area.

If there are two of you making the decision, we will want to meet with both of you at that time. If you are interstate or overseas, we can easily Skype of Facetime with you at a time that suits as well. At this Consultation we will find out your key criteria on your ideal home and area that you would like to purchase in, what experiences you have had so far and answer all of your questions about our Services. Many First Home Buyers tell us that they also learned a lot about different areas and strategies from this initial meeting. There is NO pressure in this meeting, just good advice.


Engaging your Buyers Advocate is easy. After your 1 Hour Free Consultation most people we meet can easily see the benefits that you will gain by having an unbiased professional of the industry by your side. It is your choice at the meeting to engage the services, think about it, or not at all.


Your Property Home Base Advocate will either leave the Purchasers Engagement Form with you, or you can complete it here and email it to us. (LINK). Once your Initial Engagement Fee has been paid (details on form), your Advocate will go straight to work for you!


It is at this time that they will also want to know who you are working with regarding your Finance. If you do not have your loan approved yet, our Advocates can connect you with trusted professionals in the industry. It is a Property Home Base company policy that we do not take any kick-backs or commissions for these referrals, and the choice is always yours. You need to feel comfortable with all of the people on “your team”.

If you are interstate or overseas, there may be other forms that you will need to provide to your Advocate, such as proof of residency within Australia. We may also need for you to complete a Power of Attorney if we are going to be bidding and signing Contracts on your behalf. Your Property Home Base Advocate can supply this for you, or your Solicitor can provide this form.

Step 3 - The Search


From the Free 1 Hour Consultation, your Property Home Base Advocate will already be formulating ideal suburbs to begin the search to find your ideal home or property.

    Having said that, these “goal posts” often times change during the process of purchasing for both first home buyers, home buyers and even savvy investors. This is OK.   • What Melbourne suburbs are booming?

    This is the questions that everyone asks. Investors pay thousands of dollars attending seminars, buying books and attending on-line meetings with “experts” spruiking their wisdom and knowledge. Buyer Beware with some of these so called “experts”. Especially if they are selling Off The Plan properties.


    The best people to ask this question of are the people working IN the market and IN the area themselves. Property Home Base Advocates are situated all across Melbourne and have their “finger on the pulse” of what is happening in the marketplace all across Melbourne. Whilst we work for our Buyers, we work with Real Estate Agents to access some of this knowledge. We have good working relationships with many Agents that will disclose their hands on knowledge of a particular suburb at any given time.

    The Melbourne property market is not a fixed commodity. It is fluent and moving. Some areas to date in 2018 have dropped 10% since 2017, and some are still going up in price. Never before has it been so challenging to assess where to buy. Having a true market specialist by your side assisting you with the search, will certainly give you your best chance at securing your dream home – or – a good, solid investment that achieves your financial goals.

Step 4: Due Diligence


No matter if you are a First Home Buyer, a home Buyer buying another property, or a savvy Investor, knowledge and understanding of the Agreement that you are entering in to will give you peace of mind.


If you are a First Home Buyer, then you are most likely about to spend about 10x more money than you have ever spent on anything in your life. A daunting feat when you look at it like that, isn’t it?


If you are a home buyer looking to buy your next home to live in, then you will probably have some very specific reasons behind this move, and you will want to get it right. Selling and buying costs a lot of money, with Agents Fees on the Selling side, and Stamp Duty costs on the Buying side. Most people spend an average of $50,000 to $70,000 on just these two costs. You don’t want to get it wrong and have to do it all over again in a couple of years.

If you are an Investor, then you want your money to be working as hard as it can for you and/or achieving the tax benefits that you want to capitalize upon. The numbers have to stack up.


The solution to all of these concerns for all buyers is to do a thorough due diligence BEFORE you buy. This will give you the peace of mind needed to move forward.


We will look through the Section 32 (Vendors Statement) and make you aware of anything that appears untoward. However you must ALWAYS have a Solicitor or Conveyancer over look these forms before your purchase becomes “unconditional”. That means that it MUST be done PRIOR to an Auction. If you are purchasing by Private Sale, then you will have 3 Clear Business Days of a “Cooling Off Period” in which time you can have your Legal Representative look over the documents for you. If you do not have your own Legal Representative already selected, we can assist you with referring you to Conveyancer and/or Solicitors that can move quickly to assist you with this much needed due diligence. Several of the Solicitors/Conveyancers will review up to 3 Contracts of Sale at No Charge to you, providing that you utilitze their services through to Settlement once you do purchase. We do not receive any kick-backs or commissions from anyone that we refer business to.


Inexperienced purchasers cannot see many of the hidden “surprises” that lurk in properties. Costly “extra’s” may include poor plumbing, stumping, termites and rot. All can exist and all can cost you thousands to rectify the problems you may only find AFTER you have purchased the property. Property Home Base Advocates have walked through thousands of properties and can often times determine if there is a problem – or no


If you are looking to build or further develop a site, then we will investigate where the easements lie, if there are any overlays, road works, etc on the horizon that might make it impossible for you to develop at a later date.


When ever we feel that something is not 100% right for you, we will then recommend that you engage the services of a professional building / pest inspector. Again, we can make recommendations to these professionals if you do not have a preferred person yourself. The cost of engaging a Building/Pest Inspector should not cost you more than $800. If there is any concern, we feel that this is a good investment for peace of mind when spending a sum of money this large.

  • When is the Negotiation over?


Whilst bidding at Auction is not Negotiation, there are many ways to enter into this arena as well. Do you start the bidding off powerfully and boldly? Do you know the best price to begin to bid? Do you drop out and pretend to be finished, and then come in again boldly? Do you wait until just about everybody has dropped out and then enter the bidding? Do you try to remain invisible, or do you take centre stage? Can you do all of these things with confidence?
