  • What is a Buyer’s Advocate?

    A Buyer’s Advocate or Buyer’s Agent is hired by you, the buyer, to work on your behalf to buy a new home. 


    At Property Home Base, we charge a flat fee and help you from start to finish — every step of the way. We are experienced Buyer’s Agents and understand the processes involved in buying a home. Objectivity is our specialty, so we can negotiate the best possible outcome for you.

  • What does a Buyer’s Advocate do?

    We’ll work as much or as little as you need to help you find the house you want. From making a wish list to guiding you through signing the final contract for your new home — we’re there for you every step of the way. 

  • What is the difference between a flat fee and other pricing models?

    Our flat fee model means that we charge the same rate for our service no matter how much you purchase your property for, or how much work we do on your behalf. This means that we will help you find the best house regardless of how much time it takes or the number of properties we look at for you. When we are guiding you on target purchase prices, you can be comfortable that we have nothing to gain from you spending more, and that our recommendations are objectively unbiased! Other pricing models work off of charging their clients a percentage, duration, referrals, and more — which may, or may not, be included in their quote for their services and could result in paying much more than what you bargained for. 

  • How long does the service last?

    Once you engage our service, there is no end date. We will have a consultation about your needs, goals, price range, and more, then help guide you through each step of the process. We’ll help you find the right Real Estate Agent, Mortgage Broker, and more, negotiate the price of your new home, and ensure the contracting process is fast and easy.

  • How many properties will you inspect for that fee?

    There is no limit to the number of properties we can inspect and search for on your behalf. We’ll work together to find you the home that checks the boxes on your list.

  • When is the Buyer Agent's flat fee due?

    The balance is due five business days after the purchase of your home is unconditional. For our Negotiate or Bid Only Service, or our Consult and Negotiate Service, if you are unsuccessful at purchasing your target property, your initial Engagement Fee can be put toward another service of your choice, if you choose to work with us further. 

  • Does your fee structure include a Building and Pest Inspection?

    The short answer is no. Our fees do not include this. We’ll recommend approved building and pest inspectors that we have worked with for a number of years. We take no kickbacks or shared fees for these recommendations.

  • Do you pay more with or without a Buyer's Agent?

    A Buyer’s Agent can save you a lot of time and money in finding a home by identifying the house you’re looking for and negotiating the best price possible. 

  • What is the Private Treaty property sale method?

    A private treaty property sale method refers to a sale where the seller determines the value of their property and will then negotiate with buyers for the final price of the home. You will never meet the other bidders on the home and there is a cooling-off period where you can back out if you need to.

  • What is an Auction sale?

    An auction sale refers to a property that is sold in a bidding-like setting. The seller will list the property at a minimum price or a range, and buyers will bid on the home. Your Buyer’s Advocate will bid on your behalf, negotiate the price down, and secure the best possible sale among other people. You have more flexibility than in a traditional auction to make a bid and for the seller to accept it. There is no cooling-off period. 

  • Do you need to sell another property before you buy?

    ● This is completely up to you! We can refer you to a seller advocate from Property Home Base for more information, but here are the boiling points:


    Of course, this is not necessary if you’re buying property in addition to your current home. However, if you plan on purchasing a new home to live in, the process is as flexible as your financial situation. 

     

    Selling your current home first does make sense for several reasons but there are both benefits and drawbacks. If you sell your current home first, you know exactly how much money you have to work with in buying a new one, you’ll likely not need a bridging loan, and you won’t need to rush the sale of your home because you’re trying to balance two mortgages. However, if you sell your house before you can settle into a new one, you risk rising housing prices and the cost of temporary housing.

  • Is a Buyer’s Advocate necessary to buy a home?

    Unless you have a trusty Real Estate Agent friend in your back pocket, a Buyer’s Agent creates incredible value in buying a home. We can help you find homes that haven’t even hit the market yet, taking the burden off your shoulders and more.

Sometimes you are willing to put in the work to find the home, but you just don't know where to begin. Or you have found a home, but aren't sure what steps to take next, or need help with the auction or negotiations. Our Consult, Bid and Negotiate Service pairs you with a Buyers Agent who will give you an extensive consultation to guide you on how to complete your property search, what areas will work with your budget, and provide you with insights to set you on your way to search for your next home.


Once you have found the right place, your Buyers Agent will take over and negotiate on your behalf and try to secure your next home!
